Energy Performance Certificates (EPC's)
Since October 2008, landlords have been required by law to provide an Energy Performance Certificate (EPC) for all rental properties.
An EPC gives prospective tenants information on the energy efficiency of the building and the Certificate lasts for ten years. As a landlord you are legally responsible for ensuring that an EPC is available for the accomodation on offer, and this should be available to a prospective tenant no later than when a viewing is conducted, and in any event before entering into a contract to let the property. With a new build property, or a recently purchased property, you should have received an EPC for the property from the builder/vendor.
